A client comes to our office and pays a viewing fee amounting to K5,000 (Five thousand kwacha) and gets a receipt. After this, we carry the client by our motorcycle or travel with the client by their car to all properties that are within the client's budget for them to choose a property of their choice.

Client should be aware that viewing fee must be paid even if mode of transportation to the properties is client's car because it is viewing fee and not meant for transport fare.

The viewing fee paid caters for three different visits to different properties. If client is not satisfied with the properties they have viewed in the first and second visits, they are given third but last visit.

If client has chosen a property to buy among those viewed, they are given a chance to meet the property seller to bargain or negotiate on the buying price. Negotiations are carried out either face to face between seller and prospective buyer at our office, or through calls made from our office and upon agreement, "Property Purchase Agreements" are produced by us clarifying the process of buying, according to how the two parties have agreed, whether the purchase mode of payment is through cash or installments.

We produce three copies of "Property Purchase Agreement"; one for buyer, another for seller and the other for our file. If the purchase is in cash, we let payment be made and hand over the parties to the custodians of land such as the Office of Estate and Planning at the Town/District councils or Chiefs for change of ownership where official documents are provided to both seller and buyer. If the purchase in through installments, copies of "Property Purchase Agreement" are kept waiting for the "Closing" (the day the last payment shall be made to seal the deal).

Commission,( payment for the services rendered for the whole process) is paid by the Property seller.
